However, it is important to consider all the statistics as well as the actual level of activities currently taking place. Below are some facts you might find interesting: </span></p>

No one can pinpoint the bottom of the market until we have passed it.</p>

			<content:encoded><![CDATA[<p class="MsoNormal" style="margin: 0in 0in 10pt;"><span style="line-height: 115%; font-family: &quot;Century Gothic&quot;,&quot;sans-serif&quot;; font-size: 10pt;">Since the beginning of the third quarter, inventory in the Playa Vista condo resale market is hovering between the high 30’s and low 40’s range.<span style="mso-spacerun: yes;">  </span>The average days-on-market for the 42 ‘ACTIVE’ listings is at 103 days.<span style="mso-spacerun: yes;">  </span>This is over twice the average days-on-market for the 25 listings currently ‘PENDING’ in escrow!<span style="mso-spacerun: yes;">  </span>This means that the listings are attracting the attention of buyers, are selling and are typically the listings that receive an offer in the first month and a half of entering the market.<span style="mso-spacerun: yes;">  </span>The supply of desirable listings, without overly inflated prices, remains low versus less enticing properties that may be in bad shape and have unrealistic asking prices, still lingering on the market.<span style="mso-spacerun: yes;">  </span>It is interesting to note that the oldest ‘ACTIVE’ listing has been on the market for 535 days, having reduced the asking price three times!</p>
<p>In recent weeks, I have seen some of the most desirable listings, which are in short supply, receiving between two and four multiple offers.<span style="mso-spacerun: yes;">  </span>Sometimes, these offers are made a few weeks after a listing enters the market.<span style="mso-spacerun: yes;">  </span>Nonetheless, it points to the current thin supply of well priced properties.<span style="mso-spacerun: yes;">  </span>From the beginning of this year, there has been an average of ten closings per month, meaning the current supply of condos in the Playa Vista resale market can stays on the market 4.2 months.<span style="mso-spacerun: yes;">  </span>This indicator is slightly lower than the 5.2 month average on the West side and the 7-month mark, which is considered a balanced market.</p>
<p>With the Federal and CA tax credit coming to an end, continued activities in the marketplace may be attributed to the historically low mortgage interest rates.<span style="mso-spacerun: yes;">  </span>For homebuyers and borrowers with at least a 20% down payment or 20% in equity, FICO scores of at least 720, visible bank assets and a well documented income history, many choose to either refinance or step into the home purchase arena. One trusty mortgage professional is offering qualified buyers a 30-year fixed rate mortgage at 4.5% with no points for loan amounts on purchases of up to $729,750, which is the conforming loan limit.</p>
<p>Therefore, if a qualified homebuyer is purchasing a $625,000 condo, with a 20% down payment, his loan amount will be $500,000.<span style="mso-spacerun: yes;">  </span>Based on this loan amount, his monthly principal and interest payment for a 30-year fixed rate mortgage at 4.5% is $2,533.43 per month.<span style="mso-spacerun: yes;">  </span>This is a $150 savings per month if the interest rate is at 5%.<span style="mso-spacerun: yes;">  </span>With the lowered interest rate, the affordability for homebuyers increases tremendously!</p>

<p><span style="font-family: Calibri; font-size: small;">Due to this fact, new home builders often adjust their prices by tracking the market closely in order to make appropriate adjustments for unsold inventory.<span style="mso-spacerun: yes;">  </span>One example is New West Home, the builder for the next phase of ICON, the luxury single family home development in Playa Vista.<span style="mso-spacerun: yes;">  </span>In the spring of this year, NWH released eight homes in the $1.1M to $1.4M price range.<span style="mso-spacerun: yes;">  </span>Since then, the builder has made some price adjustments and offered new incentives for all eight homes.</p>
<p>In addition to a price reduction of up to $30,000, NWM is offering all its buyers a $20,000 incentive toward the closing costs and builder’s upgrades.<span style="mso-spacerun: yes;">  </span>The following are on top of additional upgrades to be included in the home: jetted tub in the master baths, 30 can lights, 42” built-in stainless steel refrigerator, and depending on the floor plan, some homes will have two to three indoor and outdoor fireplaces.<span style="mso-spacerun: yes;">  </span>These are an exceptional value considering the impeccable quality of each home, and in comparison to the amount the same floor plans sold for in the summer of 2006, in the $1.6M to $2M price range.<span style="mso-spacerun: yes;">     </span></p>
