ICON Sales Office is Opened – 2. 5. 2010

Activities in the month of January began to move quickly after the usual dip due to the holiday season.  With the addition of a couple of new listings, the total inventory in the Playa Vista condo resale market inched upward to 24.  During the first 31 days of 2010, 11 properties went pending in escrow, and four closed.  Although the total number of closed sales rose slightly from those in January of 2009, the level of pending home sales is much stronger than a year ago.  This forward-looking indicator is in-line with the trend suggested by the National Association of Realtors, which published its pending home sales index for December 2009, showing an increase of 1% from the previous month.
One positive sign that points to the state of the Playa Vista real estate market is the new ICON sales office that recently opened.  Icon is the distinctive, luxury 62 – single-family home development built around Icon Park.  The original builder constructed 28 homes then, closed its doors in the summer of 2008.  Now, almost two years later, New West Home is planning to build eight more homes priced in the $1.1M to $1.3M range.  Construction is set to begin in the next couple of months with move-ins anticipated by the end of 2010.

 

NWH plans to build the eight new homes with three to five bedrooms, which will allow buyers to select options and finishes.  Four homes are adjacent to Icon Park, and there will be four south-facing homes on Bluff Creek Drive looking toward The Bluffs.  For those who are familiar with the four original floor plans of the ICON homes, there will be a pair of attached Plan 1 and Plan 2′s facing Icon Park, as well as two detached Plan 3’s with park views.  On Bluff Creek Drive, the builder plans to construct four detached single-family homes with one Plan 2, two Plan 3’s, and one Plan 4.
